As you preview the luxury homes, you may feel it's to your advantage to contact the listing/seller's agent since that agent has intimate knowledge of the property. You are right . . . the listing/seller's agent will have more information than Roger.

Just be aware that the listing/seller's agent, by their fiduciary responsibility to the seller, must not reveal information that may make the property less desirable. Buyers are expected to do their own due diligence.

The listing/seller's agent must keep confidential any information that weakens the seller's position. Imagine a listing/seller's agent showing you a house and stating that the traffic noise is horrendous, the school system is the worst, and there have been a dozen burglaries on the block in the last six months. The seller would sue their agent!

When you and I agree to work with each other, I will represent you as an "exclusive buyer's broker." My duty is at all times to act solely for your best interests. I will represent you from your search for your dream home to the close of escrow. I will be working only for you.
